How To Make A Reservation:


Step 1:           Check to see if your dates are available.

Step 2:           Request and Review Cost Rental Breakdown.

Step 3:           Download the Vacation Rental Agreement.

Step 4:           Submit signed agreement and full payment.

Booking Procedures

FULL PAYMENT: We do not accept partial deposits or partial payments to hold dates.  Our vacation houses are popular and book quickly.  Reservations require full payment and completed signed agreements.  Booking will be granted to the first party that completes the payment and signed contract first.  WE DO NOT HOLD DATES.  

SECURITY DEPOSIT: $600 - $700 per homeThe security deposit is 100% refundable if the home is returned in the same condition in which the home was received otherwise deductions will be taken from the security deposit. The way your guests treat the house is your responsibility.  We recommend that you communicate the rules and condition of the house to your guests.  Leave the house nice and clean get your deposit back quicker, just email us when you leave.  Additional details available in the contract.  Refunds are generally issued 14 days after date of check out.

  • Groups with young children are responsible for their activities and treatment of the house.  We recommend that you monitor the use of crayons, markers, stickers, and food.
  • Also please watch for children's use toys across the big flat screen TV, as this will cause damage to the screen.
  • Outdoor Smokers, do not put your cigarrettes in the BBQ, you will be charged a $75 cleaning fee.   

SALT LAKE CITY LODGING AND SALES TAX: All legal and licensed short term vacation and or executive housing is required to collect sales and lodging tax on bookings that are less than 30 days as required by city of Salt Lake.  The rate varies quarterly.

LEGAL SHORT TERM RENTALPerfect Powder Homes properties have been approved and are legal short term rentals.  We have gone through a stringent compliance process as set forth by the City of Cottonwood Heights.  This benefits the renter because it ensures that you are dealing with a professional establishment that has best practices put in place.   This benefits the City of Cottonwood Heights and Salt Lake because we are required pay lodging and sales tax that is re-invested to improve the city.  License: 2806C, 2805C, 2884C.

TRANSACTION FEE: There is a 4% transaction booking fee assessed on the total cost of the rental.  This is for handling and processing the contract and payment. 

PAYMENT OPTIONSAll major credit cards accepted via Paypal.com.  Money Orders and bank cashier's checks are accepted but must be overnighted with tracking information.  We do not accept personal checks.

CANCELLATION POLICY: A $300 handling fee will be charged if canceled greater than 60 days prior to arrival. $500 deposit forfeited on cancellations 59-31 days prior to arrival. Full payment forfeited on cancellations made within 30 days of arrival.

CHANGE FEE: If available, the fee for changing dates after a reservation has been made will have a of $100.  

CHECK IN & CHECK OUT TIMESCheck in is at 3pm and check out is at 10am sharp.  No early check in and no late check outs.  The cleaning team has permission to access the house prior to 3 pm check in and after 10 am check out. 

LATE ARRIVALS OR DEPARTURES:  For late arrivals you can check in as early as 3 pm or as late as you need.  You will have access to a key lock box and do not need to check in with the property manager.

RESPONSIBILITY FOR TRASH DURING YOUR STAY: Trash cans are to be taken out every Sunday night (Pickup is 8:30AM every Monday). After trash pickup has arrived the cans must be brought back into the garage by the end of Monday. Please view the Local HOA policy:

RETURN GUESTS DISCOUNTS: Returning guests who have booked with us previously will get an extra discount.  Please inquire.

Perfect Powder Homes reserves the right to cancel reservations at any time without notice. Prices are subject to change without notice prior to booking.
